TENANT SCREENING AND SELECTION
One of a property manager's most important tasks is qualifying prospective tenants for residency. Diligence is necessary to assure that the prospect can and will pay the rent, care for the property, and abide by the written terms of the rental agreement.
Along with a completed rental application on each adult application, we require prospective tenants to provide us with copies of their most recent paystubs or otther income verification, an a copy of their identification.
We run a credit report on each applicant. The credit report gives us an indication of the prospects ability to pay their obligations in a timely manner. We also use the credit report to verify past residences, alias names, past judgments/evictions, and their current financial situation.
The property owner is given final say in the selection of the tenant.
