From time to time, even with the most careful history checks, a tenant can go bad. When that happens, we are prepared to file and servie the necessary papers to demand payment of rent due, terminate the tenancy, or force correction of the problem.
Three Day Notice to Pay Rent or Quit: Used for non-payment of rent.
Thirty or Sixty Day Notice to Vacate: Used to terminate tenancy, with or without cause. Under California Law, a Sixty Day Notice must be given to tenants that have resided in the property over one year. Does not apply to non-payment or violation issues.
Breach of Covenant: Used when the tenant has violated terms of the rental agreement.
EVICTIONS AND COURT APPEARANCES
In the event that the tenant does not pay rent, violated terms of the lease, or failed to vacate per proper notice, the matter will be turned over to an attorney to handle the Unlawful Detainer (eviction) proceeding.
We will appear in court on your behalf and arrange for the actual eviction of the property. Skyline Properties does not charge extra for court appearances or service of legal notices.
Court costs and attorney fees are billed separately.
