How Do I Get Started?
When searching for a rental property, think carefully about:
- How much rent you can afford to pay.
- What area(s) you are interested in living.
- What features are you looking for in a rental.

Rental applications are available at each of our properties, at our office, and by fax or email. Each individual age 18 or over must submit a completed application, whether employed or not. Each applicant will also need to submit a Photo ID and proof of income with their application. Completed applications can be dropped off at our office or faxed to us.
How Much is Your Credit Check or Application Fee?
We DO NOT CHARGE any application/credit fee!! Moving is expensive enough without having to pay $20 to $30 to every prospective landlord.
Word of Advice on Rental List Services
If you have to pay for rental information, you are being ripped off! There are many companies that take information off other advertising sources, put it on their list, and then sell it to unsuspecting tenants. Most of the information is outdated and the properties already rented. They do not have an "in" with the property owner or leasing agent and can not get you into any property.
What Is The Screening Process And When Will I Be Notified?
Once the Application has been received, it will be processed by theproperty managers who will confirm the information you have supplied. Your Application, along with any others that have been received on the same property will be presented to the property owner for decision. You will be contacted by the property manager and advised of the outcome. This process normally takes forty eight hours.
What If There Are Credit Issues?
Don't be afraid to submit an application if you have some credit issues. We may still be able to work with you. You will want to attach a letter giving us background on your situation, how your situation has changed or resolved. Your application will be submitted to the property owner for final decision. Some applicants may be accepted with a higher security deposit.
What Happens Once My Application Is Approved?
Once your Application is approved, you will immediately need to drop off a deposit at the office to take the property off the market. The amount to hold the property is one-half (1/2) of the total security deposit. This will hold the property until the agreed upon move-in date. The holding deposit becomes Non-Refundable if you change your mind or are unable to take the property. The move-in deposit should be in the form of cashier check or money order.
How Long Will You Hold The Property?
Normally, we will hold the property to a maximum of two weeks. Any additional time will have to be approved by the property owner at the time your Application is submitted. We understand that some prospective tenants need to give their current landlords the proper 30 Day Notice and we will try to come up with a move-in date suitable to all parties.
When Do I Sign The Lease And Get The Keys?
You will need to call our office and set up an appointment to come in to sign the lease. All signers will need to sign the Lease prior to keys being released. We recommend that you plan on coming in a few days before your actual move date. That will give you time to have the utilities turned on and to complete your Property Condition Report.
You will need to bring in the balance of your Security Deposit and the First Month's Rent. If you are taking possession on any day other than the 1st of the month, your Second Month's Rent will be prorated. Again, we recommend that all move-in funds be paid in the form of cashier check or money order. Monthly Rent may be paid by personal check, unless any check is returned by your bank for any reason.
